House Painters In Orlando, FL

Global Arch Construction is a licensed and insured residential painting contractor working out of an office on Sidney Hayes Rd in south Orlando. We paint the inside and the outside of houses across Orlando and Central Florida, and we have been building and remodeling homes in this market for over a decade. Painting is one piece of that. It is also the piece where the shortcuts are easiest to hide.

Most of the exterior paint failures we get called out to look at were not caused by cheap paint. They were caused by someone skipping the pressure wash, painting over a hairline stucco crack instead of opening it up, or rolling a second coat on before the first one had cured in August humidity. On a typical exterior repaint the actual painting is the last couple of days, and everything before it is prep.

We come out, measure, look at the surfaces, and hand you a written line-item estimate at no charge. You will see prep, primer, materials, and labor broken out separately instead of one number at the bottom of a page. If the job needs carpentry or stucco repair before anyone opens a paint can, that shows up as its own line so you can see why.

Interior Painting Services In Orlando

Walls, ceilings, trim, doors, closets, and stairwells. Before anything gets painted we patch nail pops and drywall damage, caulk the gaps where trim has pulled away from the wall, and sand down the spots that were painted badly last time. Furniture gets moved and covered, floors get protected, and we clean up at the end of each day rather than at the end of the week, since you are usually still living in the house while we work.

A single room is typically a one to two day job. A whole interior, meaning every room, every ceiling, and all the trim, usually runs one to two weeks depending on how much trim there is and whether you are making a big color jump. Going from dark walls to white is the change people underestimate, because it needs an extra coat and sometimes a tinted primer under it.

Exterior House Painting In Orlando, FL

Stucco, block, siding, soffit, fascia, garage doors, and front doors. Sequence matters here more than anywhere else on the house. We pressure wash first and let the surface dry properly, then patch stucco cracks and replace rotted trim, then caulk, then prime the bare and repaired areas, and paint last. Rushing the drying time is the most common reason a repaint in this state starts peeling inside two years.

Exterior paint in Central Florida generally lasts five to seven years rather than the ten or fifteen you might get in a drier climate, because UV exposure and daily afternoon rain in summer are hard on a south or west facing wall in a way that a warranty written for a national market does not account for. A full exterior repaint on an average single-story Orlando house is usually under a week of crew time, weather permitting, and between June and September that last qualifier does a lot of work.

Cabinet Painting Services In Orlando

Kitchen cabinets, bathroom vanities, laundry rooms, and built-ins. If the boxes are solid and you have just stopped liking the color, painting them costs a small fraction of what new cabinetry costs and takes a small fraction of the time. We take the doors and drawer fronts off, label everything, clean off years of cooking grease, scuff sand, prime with a bonding primer, and spray the finish rather than brushing it, so you do not end up with roller texture on a door you put your hand on every day. Brushed-on cabinet paint is usually how you can tell a rushed job from a careful one.

We also build custom cabinets. If we open yours up and find the boxes are failing rather than just dated, we will say so instead of painting over the problem.

Popcorn Ceiling Removal And Painting In Orlando

Plenty of Orlando houses built before the mid-1990s still have textured ceilings, and most homeowners want them gone. We mask the walls and floors, scrape the texture off, skim and sand the ceiling flat, then prime and paint it. Containment is most of the work, because scraping a ceiling makes an enormous mess and it goes everywhere you have not sealed off. Most homes take a few days, and we can do it room by room if you are living there.

One thing to sort out before you start: ceiling texture applied before roughly 1980 can contain asbestos and should be tested before anyone puts a scraper on it. If your house is from that era, we will tell you to have it tested first. Anything newer is a straightforward removal.

Residential Repaints For The Whole House

Interior and exterior together, usually before a sale or right after a move. Doing both at once is cheaper per square foot than doing them a year apart, mostly because you are paying for one mobilization, one set of masking, and one round of scheduling instead of two.

This is also the job where being a general contractor rather than a painting-only crew is worth something to you. If we put a ladder up and find soft fascia, dry rot around a window, or a section of siding that has been holding water, we can repair it and keep going, where a painting crew would have to stop and hand you the name of somebody else to call.

Drywall, Stucco, And Trim Repair Before Paint

Patching holes, repairing water-stained drywall after a leak, filling stucco cracks, and replacing rotted fascia, soffit, and window trim. We handle this as part of the painting job rather than as a separate contract with a separate contractor. On older houses in College Park, Colonialtown, and Winter Park this ends up being a bigger share of the work than the painting itself, and we would rather find it during the estimate than after we have started.

Why Hire A Licensed Painting Contractor

We are licensed and insured in Florida, and we will send you certificates before you sign anything. Ask for them. Painting is one of the trades where unlicensed and uninsured crews are common, and the reason it matters is not paperwork. If someone falls off a ladder on your property and the company carrying them has no workers compensation coverage, that becomes your problem and your homeowners policy’s problem.

The other thing you are buying is somebody to call in year two. A crew that is in town for a season will not come back and look at a wall that has started peeling. We have an office in Orlando, our name is on the county permit records, and Alexandru Cosiuc, who owns the company, walks the sites himself.

Painting In This Climate

Humidity, UV, and slab-on-grade construction all change the right answer, and painters who learned the trade in a drier state tend to specify what worked there and find out later that Central Florida disagrees.

Afternoon storms from June through September mean exterior work gets scheduled around the radar instead of around a calendar, so we plan for that rather than promising a start date we cannot hold. Shade is the other local problem. Under the oak canopy in Winter Park and the older parts of Orlando, north-facing walls stay damp long enough to grow mildew, and those elevations need to be cleaned and treated properly rather than just rinsed off. On stucco, the hairline crack you can barely see is the one letting water in behind the wall, so we open it up, fill it, and prime it. Paint rolled straight over it will look fine for a season or two and then tell on you.

How The Job Goes

1

Call or send the form. Describe what you want painted and roughly when.

2

Free site visit. We measure, look at the surfaces, check for rot and cracks, and ask what has been painted before and when.

3

Written line-item estimate. Prep, repair, primer, materials, and labor listed separately.

4

Color selections. You pick, and we will put samples on your actual walls first, because a color that looked right in the store rarely looks the same under Florida light.

5

Prep and paint. One point of contact, a written schedule, and daily cleanup.

6

Walkthrough. We walk it with you and you list anything you want corrected before the final payment goes out.

Book roughly six to eight weeks ahead if you want a specific start date. October through February is the busiest stretch here, when everyone wants work finished before the holidays and before winter visitors arrive.

Where We Paint

Our office is in Orlando and most of our work sits inside an hour of it.

Orlando

Home base, off Sidney Hayes Rd in 32824 south of the airport. We work across the city. In College Park and Colonialtown the houses are older, nothing is square, and the plaster and trim usually need real repair before paint. In Lake Nona and Hunter’s Creek the work is more often a straightforward repaint on a house that is hitting the seven year mark, or a color change after a purchase.

Winter Park

Older homes, a lot of brick and stucco, and a heavy oak canopy that keeps walls damp and encourages mildew on the shaded elevations. If your house sits in one of the historic districts near Park Avenue, exterior color changes can be subject to review, so check before you commit to a palette. We paint interiors and exteriors throughout Winter Park, including the bungalows off Fairbanks and the larger homes near the lakes.

Winter Garden

Interior repaints and cabinet work in the older homes near downtown, and exterior repaints in the Horizon West subdivisions where a lot of the housing stock went up around the same time and is now coming due together.

Clermont

Housing from the 1990s and 2000s that is at the age where the roof, the windows, and the paint all need attention within a couple of years of each other. We can sequence that so you are not paying for the same access twice.

St. Cloud

Whole-house interior and exterior repaints, plus new construction painting on the larger acreage lots east of town.

Bay Lake And Lake Buena Vista

Vacation and short-term rental properties, where the schedule is the hard part. Give us your blackout dates first and we will build around them.

Ocala

About 80 miles north of the office. Larger lots, custom homes, and outbuildings on horse property.

Tampa

Selected projects along the I-4 corridor. Full repaints make the drive work better than small touch-up jobs, but call and ask about your address rather than assuming we are too far.

Common Questions

How Much Does It Cost To Paint A House In Orlando?

It depends on square footage, how many coats the color change needs, and how much repair the surfaces need first. Interior work is priced mostly by wall and ceiling area and by how much trim and how many doors there are. Exterior work is priced mostly by prep, since two houses the same size can be quite far apart on price if one has cracked stucco and rotted fascia and the other does not. We do not quote over the phone from a square footage number, because that number gets adjusted after the site visit and nobody enjoys that conversation. Come to us for a free measured quote and you will get a real one.

How Do I Get An Interior Painting Quote In Orlando, FL?

Call (407) 989-3960 or send the contact form. We schedule a site visit, walk the rooms with you, measure, and hand you a written line-item estimate. There is no charge and no obligation to book.

Are You Licensed And Insured?

Yes, licensed and insured in Florida. We send certificates before you sign anything, and you should ask every contractor you talk to for the same.

How Often Does Exterior Paint Need Redoing In Central Florida?

Generally every five to seven years. UV exposure and the summer rain pattern shorten paint life here compared to most of the country. South and west facing walls go first.

Do You Paint Kitchen Cabinets, Or Only Walls?

We paint cabinets, vanities, and built-ins, and we spray the finish rather than brushing it. We also build custom cabinets, so if yours are failing structurally we will tell you rather than paint over it.

Can You Remove Popcorn Ceilings And Paint Them?

Yes, both in the same job. If your house was built before about 1980, have the texture tested for asbestos before anyone scrapes it.

Do You Paint In Winter Park And Winter Garden?

Yes, along with Clermont, St. Cloud, Bay Lake, Lake Buena Vista, Ocala, and selected projects toward Tampa. If you are not sure whether your address is too far out, call and ask.

Will You Move My Furniture?

Yes. We move and cover furniture, protect floors, and clean up daily. You can stay in the house while we work, and most people do.

How Far Ahead Should I Book?

Six to eight weeks if you want a specific start date, and more than that between October and February.
