Siding Contractor In Orlando, FL

Global Arch Construction repairs, replaces, and installs siding on homes across Orlando and Central Florida. We are a design-build contractor with an office on Sidney Hayes Rd in south Orlando, licensed and insured in Florida, and we have been working in this market for about a decade. Siding is one of the exterior trades we handle in house rather than subbing out.

If you are searching for siding installation near you in Orlando, you are probably looking at one of three situations. Something is cracked, split, or hanging loose after a storm. Something is soft and rotting and has been for longer than you realized. Or the house looks tired and you want the whole exterior redone. Those are different jobs with different price tags, and we will tell you which one you actually have before we quote it.

Residential Siding Services We Provide In Orlando

Siding Repair

Cracked fiber cement, split vinyl, panels that came loose in a storm, failed caulk joints at trim and windows. We repair the damaged section and check what is behind it before closing the wall back up. Surface damage on a Florida house is frequently the smaller half of the problem, because water that gets past siding does not evaporate here. It sits in the wall and works on the sheathing. If we open it up and the framing is sound, we tell you that and the invoice stays small.

Siding Installation

New siding on room additions, second-story frame walls, gable ends, dormers, and porch enclosures. Most of Orlando’s housing stock is concrete block on the first floor with frame construction above, so a lot of what we install goes on upper walls and gables rather than the whole house. Every install goes over a code-compliant weather resistive barrier with flashing at the openings, using products that carry a current Florida Product Approval for the wind pressure at your address.

Siding Replacement

Full tear-off and replacement when repair no longer makes sense. We strip the old siding, inspect and repair the sheathing and framing, install new house wrap and flashing, and then hang the new material. The inspection step matters more than the product choice. Covering bad sheathing with expensive siding buys you a good-looking wall that fails from the inside in six years.

James Hardie Siding Installation

James Hardie makes two versions of its fiber cement product for different climates. Florida falls in HZ10, the formulation built for heat, humidity, and UV, and it is not interchangeable with the HZ5 boards sold in northern states. We install HardiePlank lap siding, HardiePanel, and HardieTrim to the HZ10 specification, which means honoring the clearances the warranty depends on: 6 inches between the siding and grade, 2 inches off roofing, and a gap with flashing or sealant where the siding meets horizontal trim. Contractors who trained in other markets routinely run Hardie tight to the slab, and that is where the first failures show up.

Vinyl Siding Repair

Vinyl in Central Florida has a specific set of problems. Full sun fades and chalks it. Heat from a dark roof or a nearby grill can warp a panel outright. Wind gets under a poorly locked course and peels it. We replace damaged panels and match the profile where the product line is still manufactured. On older houses the original profile is often discontinued, in which case the options are re-running a full elevation or living with a visible difference. We show you both and price them separately.

Board And Batten Siding

Board and batten is the look most Orlando homeowners are asking us for right now, usually on a modern farmhouse elevation or as an accent on a gable and entry. We install it in fiber cement or engineered wood rather than raw pine, because raw wood and Florida termites do not have a long relationship. The part that separates a good board and batten job from a bad one is layout. Batten spacing has to be set off the elevation so the pattern lands cleanly at windows, corners, and the gable peak. We draw that spacing before anything gets cut.

Storm Damage Siding Repair

Hurricane season here runs June 1 through November 30, and Orlando sits far enough inland that homeowners are often surprised by what a storm does to their walls. Wind pulls panels at the corners and rakes. Debris punches through. Driven rain gets behind siding that looked fine and stays there. We dry the opening in first so the inside of your house is protected, then come back and do the permanent repair. We photograph and document everything for your insurance carrier, and we will meet your adjuster at the house. Florida gives you a limited window to report a new claim after the date of loss, so call your carrier early rather than waiting for the repair estimate.

Rotted Wood Siding Repair

Rotted siding, trim, fascia, and the sheathing and framing behind it. In Central Florida, rot usually starts in one of four places: at the bottom course where siding sits too close to grade, under a window that was never properly flashed, where a roof edge dumps water against a wall, or behind a hose bib or dryer vent. We cut back to sound material, replace it, and fix the source. Replacing rotted boards while leaving the leak in place means you pay for the same repair again in a couple of years, and the second time it is bigger.

Why Siding Fails Faster In Central Florida

Orlando is hard on exteriors in ways that catch people who moved here from elsewhere.

UV Exposure

UV exposure is relentless and fades and chalks vinyl years earlier than the brochure implies.

Humidity

Humidity keeps wall assemblies from drying out, so any water that gets in tends to stay.

Termites

Subterranean and Formosan termites treat wood siding and trim near grade as an entry point.

Driven Rain

Afternoon thunderstorms drive rain sideways into walls that only shed water falling straight down.

Wind Load

Wind load is the other piece. Siding in Orange County has to be rated for the design wind speed at your specific address, which is why Florida Product Approval numbers exist and why the permit office asks for them. A product that passes in Georgia will sometimes get rejected here.

What It Means For Your House

The practical version: whatever you put on this house is going to age faster than the same product would in a milder climate, and the details around it, the flashing, the clearances, the barrier behind it, matter more than the brand name on the box.

How We Handle A Siding Job

01

Inspection And Estimate

We come out and look at the actual house. We probe the soft spots, check the flashing, and pull a board where we need to see behind it. Then you get a written line-item estimate at no cost.

02

Permitting

Permits are our job. We submit through Orange County’s Fast Track portal or your city’s system, follow the review through to issuance, and handle the corrections when they come back. Residential plan review in Orange County typically runs 10 to 15 business days, and you will hear from us during that wait rather than wondering what happened to your file.

03

On Site

On site, the crew keeps the job clean and OSHA-compliant. You are living next to this work and in many cases living inside it, so we try not to make that harder than it has to be. When the siding comes off and we find something we did not expect, you get a call and photos that day.

04

One Company Responsible

Because we are a design-build company, the siding conversation can include the rest of the exterior if it needs to. Plenty of siding problems here are really roof problems or window flashing problems that showed up on the wall. We handle exterior painting, dry rot repair, and storm damage repairs under the same contract, so one company stays responsible for the result.

Frequently Asked Questions About Siding In Orlando

How Much Does Siding Replacement Cost In Orlando?

Installed, vinyl generally runs about $4 to $9 per square foot in Central Florida, engineered wood about $8 to $14, James Hardie fiber cement about $11 to $18, and fiber cement board and batten about $13 to $20. A typical Orlando house with 1,400 to 2,000 square feet of siding tends to land between roughly $14,000 and $38,000 depending on material and how much rot turns up once the old siding is off. Repairs are usually $600 to $2,500. Our written estimate is free.

Do I Need A Permit To Replace Siding In Orange County?

Yes. Re-siding in Orange County and the City of Orlando is permitted work, and the product has to carry a current Florida Product Approval for the wind pressure at your address. We submit through Orange County Fast Track or your city’s portal, follow the review, and handle any corrections. Plan review here usually takes 10 to 15 business days.

Is James Hardie Better Than Vinyl In Florida?

Fiber cement holds up better against Florida UV, humidity, and termites, and it will not warp near a dark roof. It also costs roughly twice as much installed. Vinyl is cheaper and perfectly reasonable on a rental, a small gable, or a house you plan to sell in a few years. Both are legitimate answers depending on how long you intend to own the place.

Will Homeowners Insurance Pay For Storm Damage Siding Repair?

Often, when the damage came from a covered wind or hail event rather than age and wear. Florida law gives you a limited window to report a new claim after the date of loss, so photograph everything and call your carrier early. We document the damage, write the scope in a format adjusters accept, and meet the adjuster at the house. We do not negotiate your claim for you, and a contractor who offers to is worth a second look.

How Do I Know If There Is Rot Behind My Siding?

Press the siding and trim near the ground, under windows, and where the roof meets a wall. Soft, spongy, or crumbling material means water has been sitting there. Bubbling paint, a musty smell, and dark staining that comes back after cleaning are the other common signs. Rot spreads inward, so the surface damage is almost always smaller than what sits behind it.

Do You Repair Siding Or Only Replace It?

Both. If the damage is contained and the rest of the wall is sound, we repair it and tell you so. Replacing a whole elevation because four boards are bad is not something we recommend just because it is a bigger invoice.

How Long Does A Siding Job Take?

A repair is often one to two days. A full re-side on an average Orlando home runs about one to two weeks of site work, plus the plan review time before we start. Summer afternoon storms and hidden rot are the two things that most often move the finish date.

What Areas Do You Serve Around Orlando?

Orlando, Winter Park, Winter Garden, Ocoee, Apopka, Kissimmee, St. Cloud, Clermont, Lake Buena Vista, and Bay Lake, plus selected projects toward Ocala and along I-4 into Tampa.
